our Buying Process

We have developed a 6-step process, which gives potential homeowners a hassle-free method of realizing their dreams of becoming a homeowner. Our straight-forward process is designed to eliminate the burdens typically associated with obtaining a mortgage loan. The process was created to level the playing field for individuals and families that may not be able to get approved through the traditional lending sources. So whether you are self employed, have had past credit challenges, don’t want to settle for the limited amount the bank says you qualify for or you desire to own a home that gives you the feeling of modern luxury, we invite you to consider the Angelfish Home Ownership program.
HOW DOES THE PROCESS WORK?
01.
Tour and Select
Contact our sales staff to schedule a private showing of one our modern luxury homes.
02.
Mortgage Application
Complete a mortgage application and submit the required documentation.
03.
Underwriting
Allow our underwriters to review your information, credit, employment, and discuss with you any additional requirements that may be needed to move your application to the final stages
04.
Pre-Approval
Once our underwriters have gotten your funding approval you will receive notification with the amount of funding you have been approved for.
05.
Terms and Down Payment
At this stage you will decide how long you would like to finance the mortgage. Your Angelfish advisor will draft the contract and promissory note and let you know your interest rate, required down payment amount, and the required monthly payment.
06.
Attorney Closing
In this final step you will be required to wire the down payment to the attorney at least 24-48 hours prior to the closing date. On the day of closing the attorney will review the sales contract, promissory note, along with the terms of the home purchase with you. Both you and the seller will sign off on the title transfer documents.
